I have wating investors that are comitted to buy properties right now, four of which we sold this week. They are also up to a certain price, cash buyers. If not they will put at least 20% down and you won't get an FHA or VA buyer with no or little money, and you don't have an appraiser that can set requirements for repairs before closing that you don't pay for since short sales are as is, and a buyer that does not have the money to do them for cash, which means the laon cannot be closed.
